buy small ?… does it pay for its self ? get a duplex.? how would anyone that hasnt had a house rental service start .. is it very hard?

It is not hard at all as long as you do the proper research. Make sure that you have a good team. That should include a good accountant, lawyer, real estate agent, and management company. They can either make or cost you money. Also, a good website is www.huduser.org. I gives you the fair market rents in a given area. Use that as a guide. Also, remember this formula. Cost of home/120=monthly rent. The idea is if a home costs $100,000 you should at least charge for rent $833 a month. If you can’t get that rent, then it’s not a good rental investment.

Anyways, start small. You need to see if you can do this. If you start small, and you lose out, you lose small. A duplex is good as well. The way you need to look at that is you are actually buying two units. For example… If you buy a duplex for $100,000 you are basically buying two $50,000 units. Can you rent out each unit for $416 a month? Basically, another rule of thumb I like to use is that after all of your costs, you need to make per unit at least $100 a month cash money for it to be worth your time. Anyways, good luck with this and I hope this gives you some help.

Tempe and Scottsdale are popular places…but it all depends on what you are looking for. Do you want to be out in the suburbs, downtown, close to all the entertainment etc…… If you get something in East Phoenix, you can be in almost every surounding city within 20 minutes.

Is it a good idea to use the home I live ins equity towards the down payment? Or is it better to keep the 2 separate? Thanks!
I do have 20% and can easily qualify for 20% more if I add a portion of the equity from my home.

It really depends on your financial situation.

You’ll need at least 30% down, so do you have enough equity in your current home? How much equity will you have left in your home, this will effect the interest rate you qualify for.

I need a vacation home rather large for Thanksgiving weekend?
Too many to rent hotel rooms at 100 bucks a night..
Any suggestions would be aprreciated.. We will only be there to sleep and shower…could use a house to sleep 20 people or maybe 3 differnet small houses..

Stay at the Fitzgeral casino & hotel in Tunica. The rooms are ususally $29.00 during Sun thru
thurs. You do not have to gamble to get that price.

Maybe for 1 month or 2. Either hotels, hostels, or apartments.

Not sure about the town that you are pertaining to but from experiences living here most of your towns have motels and they usually go for around ten to twenty at the most us dollars a night. Good luck and enjoy your stay I sure love it here.

You have to be in the foreign country to buy houses. Use the phone and under travel youll find the buy home tool. You can then buy the house and will be prompted to select your default residence (between camp site/hotel or your house) I do not believe teens can buy the houses. Young adult and over.
